Leeton Shire Council will finalise the amendment to the Leeton Local Environmental Plan (LEP) to allow certain Residential Accommodation in Zone B3 commercial core in Leeton.
The concept to amend the range of permitted residential accommodation within the B3 Commercial Core zone was developed as part of the Central Business District(CBD) Enhancement project.
“Presently only shop top housing is permitted within the B3 zone and by increasing the range of permitted residential accommodation that can occur in this zone it could potentially assist in reactivating the Leeton central business district.”

“Council submitted an application to NSW Planning & Environment under the Gateway Determination process on 21 February 2018 and received approval on 12 April 2018 to commence the process to change the Leeton LEP to permit, with consent, additional types of residential accommodation in the B3 Commercial Core zone in Leeton including dwelling houses, hostels, multi dwelling housing, residential flat buildings and seniors housing.”

The Planning Proposal was placed on public exhibition from 13 April 2018 to 10 May 2018.
A total of 10 submissions were received during this period and all will be evaluated on their impact to the residential accommodation.
Council assures ratepayers that any development applications for residential accommodation in the B3 zone will be assessed on their merits in accordance with the applicable development standards.
The final step is for Council to now lodge the amendment to the LEP with the NSW Parliamentary Counsel.
