Albury City Council has given the go-ahead to a major residential subdivision by Peter Bowen Homes at Thurgoona Park North. Despite concerns from local residents, the project was approved by all councillors, except deputy mayor Amanda Cohn.

An extra-ordinary Council meeting was called to consider the development application for a 424 lot residential subdivision with Council determining that it was satisfied that all issues and concerns raised by objectors had been addressed.

The DA, submitted on behalf of Peter Bowen Homes generated a large amount of interest, mostly around environmental issues.

AlburyCity Mayor Kevin Mack said the development is consistent with the long-term vision for Thurgoona-Wirlinga where development is in harmony with the natural environment.

“This development is surrounded by natural bushland on all sides and will provide high quality amenity for future residents,” Cr Mack said.

“We appreciate the concerns that have been raised, in particular the removal of more than 1300 trees, however we’re satisfied that these will be offset by the planting of more than 15,000 trees, shrubs and understorey plants in addition to the ongoing protection and enhancement of key environmental lands surrounding the site. In addition the development site will provide specially designed and constructed habitat for the vulnerable Sloane’s Froglet species.”

Cr Mack says concerns about flooding have also been addressed in the design and layout of the estate including engineered filling of low lying land, additional managed overland stormwater flow storage across the site and managing stormwater flows in adjoining environmental lands.

The developer has also agreed to increase the amount of open space with three parks to be incorporated into the development providing shade, seating, pathways and recreational facilities such as a half-court basketball court and exercise equipment.


There’s also an extensive footpath and cycle network throughout the estate linking to central Thurgoona.

The 424 lots will range in size from 480 to 2000 square metres and are expected to be ready for release early in 2018.

Cr Mack said the development will also include provisions for cat control, which will see domestic cats contained within their owners property at all times, day and night due to the sites close proximity to key environmental areas
